What is the difference between Current Market Rent and Market Rent basis of value?

A

Market Rent: Relates to clean slate scenario, disregarding any exisiting lease or tenant conditions
Current Market Rent: Considers exisiting lease terms and conditions in place and for DRRS these are in relation to the premise cost directions and the lease where applicable

  • Tandum Parking not included unless NHS advise otherwise
  • AC not included
  • 12 week deadline to settle a negoitation (ICB can give extension)
  • ICB/NHS can now instruct an appointed valuer (not just DVS)
