Defects that cannot be discovered by a reasonable inspection e.g. failure in the foundation (settlement causes cracking over the years)

Why is the defect correction period typically 12 months?

As it allows the building to go through all the 4 seasons throughout the year, giving time for most defects except latent to become apparent
