a chattel that has been so affixed to land that it has ceased being personal property and has become part of the realty. A fixture passes with ownership of the land.
Trade Fixture
equipment installed for the purpose of trade by a tenant, even if it would otherwise constitute a fixture, which is removable if it is not an integral part of the premises and the tenant pays for any damages caused by the removal.
