Objection: “We’re too busy.”
“Totally understand. I can make it easy—outside only, 20 minutes. What’s a quieter window for you?”
“Now isn’t a good time.”
No problem. When would you want this back on your radar—2 weeks or next month?
“We can’t disrupt operations.”
“Agreed. This is zero disruption—exterior walk-around only unless you specifically want roof access.”
“We can’t allow roof access / safety policy.”
“Understood. If roof access is a no-go, I can still do an exterior condition recap and flag anything that suggests a closer look later.”
“We don’t do walk-ups without a work order.”
“Perfect—what’s the correct process or email/portal to request it?”
“We already have a roofer.”
“Got it. I’m not trying to replace anyone—just offering a second set of eyes for documentation if needed.”
“We’re already in the middle of it.”
“Understood. If you want, I can review the scope/estimate for anything commonly missed—quick and easy.”
“We’re under warranty / service contract.”
“That’s good. A quick condition recap can support your warranty file. If everything looks good, it’s still useful documentation.”
“What does this cost?”
“The recap is complimentary. If you ever wanted repairs or a formal inspection, we’d price that separately—only if you ask.”
“We’re not budgeting for this.”
“Completely fair. This is just documentation. If it shows nothing, great. If it flags something, you can decide what to do and when.”
“Send me something.”
“Absolutely. What’s the best email, and who should it be addressed to?”
“What’s the catch?”
“No catch. It’s a simple photo recap. If it ever turns into a project, you decide whether you want our help.”
“We don’t have leaks.”
“Good—keep it that way. The recap is just to document condition and anything visible before it becomes a problem.”
“I haven’t seen any damage.”
“Totally fair. Most issues aren’t obvious from the ground—this just helps confirm what’s there.”
“We just replaced it.”
“Great. Then the recap is quick and becomes a ‘baseline’ for your property file.”
“We had an inspection already.”
“Perfect. If you want, I can just review what they gave you and make sure nothing important was skipped.”
“That’s handled by corporate / property management.”
“Got it—who specifically should I contact, and what’s the best email/number?”
“We don’t give out direct contacts.”
“No problem. What general inbox or vendor portal should I use for facilities requests?”
“Just email info.”
“I can. Quick question so it lands correctly—who handles exterior/roof maintenance?”
“We don’t know you.”
“Fair. I’m happy to send credentials, website, and a couple references. If you’re open, we can start with the simplest thing—a quick exterior recap.”
“Are you insured/licensed?”
“Yes. I can email our insurance certificate and company info.”
“We only use approved vendors.”
“Perfect—how do you get on the approved list, and who runs that?”
“Everything has to go out to bid.”
“Understood. Who should I talk to about the vendor registration and bid process?”
“Who handles the building exterior and roof maintenance for this site?”
If you only remember one thing, remember that.
