What is Planned & Preventative Maintenance?
PPM is creating a short, medium and long term maintenance plan, pre-empting required maintenance. The aim is to be proactive rather than reactive. Consistent maintenance will improve the lifecycle and serviceability of a building. It can include anything from a basic condition survey, to full replacement of the roof coverings, depending on the building element/timeline. PPM helps building users more accurately budget for maintenance.
What is an O&M manual?
An O&M manual includes all certificates, manuals, specifications, drawings and operating instructions etc and should be provided to a client upon completion of a construction project.
When are Planning Permissions and Building Regulations required?
Planning permission will be required when undertaking a material amendment or change of use to a building not covered by permitted development.
Building regulations apply to all construction work, unless something minor or superficial such as redecorating.
