What is Planned & Preventative Maintenance?
PPM is creating a short, medium and long term maintenance plan, pre-empting required maintenance. The aim is to be proactive rather than reactive. Consistent maintenance will improve the lifecycle and serviceability of a building. It can include anything from a basic condition survey, to full replacement of the roof coverings, depending on the building element/timeline. PPM helps building users more accurately budget for maintenance.
What is an O&M manual?
An O&M manual includes all certificates, manuals, specifications, drawings and operating instructions etc and should be provided to a client upon completion of a construction project.
When are Planning Permissions and Building Regulations required?
Planning permission will be required when undertaking a material amendment or change of use to a building not covered by permitted development.
Building regulations apply to all construction work, unless something minor or superficial such as redecorating.

What are some different basement waterproofing techniques?
- Cementitious tanking- slurry is applied in layers to walls
- Cavity drain membrane system- egg crate tanking, drain and sump pump used
- Liquid applied membrane- applied directly to walls, allows for some thermal movement
What is the difference between a drained and ventilated cladding system and a pressure equalized system?
Both are types of rainscreen cladding.
- A drained and ventilated has open joints and relies on a free flow of air to dry out the cavity if driving rain is forced into it.
- A pressure equalized system typically features compartments and narrower joints to reduce the impact of driving rain and then reduce the spread of that moisture throughout the cavity. The cavity still relies on a free flow of air for drying however.
