A
- Valuation (valuation influencers), understand all the factors which can influence the valuation of the property such as location, tenure, condition, defects, etc
- Agency (marketability issues), Consider the current condition of the buildings, repair issues, compliance, presentation of accommodation, marketability.

- Trench and strip - used for resi, for walls and closely spaced columns.
- Raft - slab foundation over the whole site to spread the load of the structure.
- Piled - long and slender reinforced concrete cylinders.
- Pad - under individual or group of columns so that the columns is spread.
