A

The RICS Professional Standard: Property Measurement was archived in June 2025, and it incorporated the IPMS and designed to be globally consistent.

A

As the property market heavily relies on NIA, GIA and introducing IPMS disrupted comparability

So the floor at the bottom of the atrium would be included in GIA, but would not count the empty space above.

And how often do you send it back to manufacturer

A

There are instructions on the back for sending back to the manufacturer to have it calibrated and you can also in between calibrate by carrying out check measurements of a known distance

You mention a reasonable tolerance – what do you mean by this, how was it determined, and what would you have done if it was outside the tolerance?

A

This depends on the purpose and asset.
However agreed between client in terms of engagement at 2%.
If it was outside this tolerance, I would inform client, check my accuracy again – then procedure in terms was to adopt Plowman and Craven measured survey.

Why did you measure to NIA and not IPMS3

A

This is because the RICS guidance says that IPMS measurement is not mandatory. I should adopt the measurement technique from the code of measuring practice appropriate to the instruction. Client requested NIA, measured survey was in NIA

A

I would rentalise a mezzanine if it was permanent at 50% of market rent

This is not fixed, whatever is reasonable and proportionate to measurement, agreed in terms of engagement

NIA or IPMS 3 NIA – measures usable spaces including the kitchen. But excluding toilets, lifts, columns, plant rooms, anything less than 1.5m IPMS 3 – measures IDF, floor by floor exclusive use. Excluding communal facilities i.e. toilets, lifts plant rooms. But includes, state separately, balconies & columns/areas less than 1.5m height.

What measurements would you have used before June 2025?
IPMS in line with Property Measurement for offices and resi, unless the client stated otherwise. Code of measuring practiced continued to be used for retail and industrial

7th edition in 2026

RICS Professional Standard: property measurement 2018 has been archived. So now use the Guidance note: Code of measuring practice – adopt whichever satisfies the requirements of the instruction

What is the IPMS information?
IPMS: All building 2023 – replace all previous standards – not in RICS guidance, not mandatory. IPMS 1 – external measurement IPMS 2 – internal measurement IPMS 3.1 & 3.2 – exclusive use (ext & int) IPMS 4.1 & 4.2 – selected areas (incl internal walls & excl internal walls)

Limitations of using a distometer?
Sunlight can distort measurement Accurate up to 200m

What scale is a building plan on usually?
1:100 (Ratio – length in drawing to length in real thing)

How would you measure land?
Trundle wheel or promap but before I’d check boundaries on a site plan
