The contractor is responsible for design, construction, planning and organisation of the works to the employer’s requirements

What is two-stage tendering?
First stage tender documents released at RIBA stage 2-3, the winning tenderer then joins the design team to complete design and submit a full tender based on that design
What is a negotiated tender?
It is essentially a single-stage tender but with one contractor. An initial price is returned then negotiated with PQS.
What is a pre-tender estimate?
Cost plan produced before the tender is issued so the client can get a good idea of what the project will cost, affordability and allows something to be compared to
What is open tendering?
Allows anyone to express interest to tender. Opportunity usually advertised in journals or websites.
What is selective tendering?
Suitable contractors are put on to a short list by the project team meaning not anyone can tender.
