BCC - What did you do?

A

I inspected the property for a 2017 NDR Challenge case.

I noted key characteristics such as size, age, layout, construction and location.

I measured to NIA using a laser measure. I inspected the wider area to identify comparable properties with similar characteristics.

Once finalised I recorded my findings and drew a digital floorplan. I stored these on the VOA’s secure storage database.

Tell me about your Level 2 Warehouse example in Dudley?

A

This was a 1910s brick constructed warehouse with metal truss roof and corrugated sheeted roof.

This was a 2017 Rating List Challenge proposing a split. I inspected the property and noted locality, access, and car parking for each hereditament.

I noted VSF such as size, age, construction and condition of each hereditament.

I measured both proposed hereditaments to GIA and ensured they met the ingredients of rateable occupation.

Once finalised I deemed both hereditaments to have met the necessary requirements.

A

This was a 1980s build of masonry and tile construction.

Sutton Coldfield - What advise did you give?

A

I identified that there was damp on the front bedroom. I identified that this could potentially be due to broken guttering. I advised the owner of this and explained that this should be checked by a professional soon as possible as it can cause health issues and affect the property.

A

This is a 1970s purpose built surgery in Coventry of brick and tile construction.

GP - What advice did you give?

A

I advised the practice manager that an inspection was needed to ascertain an appropriate current market rent for the surgery.

I advised them of key features such as coved vinyl flooring, automatic doors and sink specification and other VSF factors. (car parking, ambulance bays, alternative uses and lifts).

Once I had recorded my findings I was able to advice a senior surveyor of my proposed current market rent.
