Tell me about your Level 2 Warehouse in Walsall?
This was a pre-1930s warehouse of brick construction with a steel truss pitched corrugated roof.
I received a Check whereby the floor areas had been disputed.
I arranged an inspection and measured the property to GIA. I measured to the internal face of the perimeter wall and included all plant rooms, stairwells and columns in my areas.
I drew a digital floorplan which I shared with the agent and explained where the measurements differed. The agent agreed with my areas.
Tell me about your Level 2 example in City Centre?
As part of a Check area measurements were disputed for an office.
I arranged an inspection and measured the office to NIA as per the RICS CoMP. I excluded pillars, columns and stair wells. I drew a digital floorplan and saw that our internal survey data required amending.
