A

On site review against contract document. I identified that several items had not been carried out.

I advised the client that PC could not be certified and to notify the contractor of the oitsanding works.

As there was no EOT request from the contractor i was able to produce a non completion certificate whichte and advised my client that they were entitled to levy liquidated damages

Also, for retention to still be withheld until the works reach PC

Solar smart - Use solar panels to heat water which is stored in a generator. More efficiency where this system can be monitored

A

Steel column is exposed to thermal bridging due to being a good thermal conductor.

By wrapping the column with insulation this would reduce the heat flow

Part L of the Building Regs show that insulating structural elements as a means of reducing thermal bridging

  • Shorter projects and a 6 year limitation period is acceptable

As a deed: long term risk projects, high value projects, used for collateral warranties

If the AO does not respond under PWA 1996 within 14 days then a dispute has arisen.

The AO has a further 10 days to appoint a party wall surveyor

The works cannot proceed until a party wall award is drawn up

A

Wall was taken down using a sacffold and temporary febncing around to prveent access.

H&S documents and PD was involved.

The land was batted back to prevent land slip when the wall was removed. New foundations we inserted for rebilding the wall

As a deed: must be signed by either two authorise signatories or one director in the presence of a witness
